Architectural design involves a wide array of stakeholders. Building Information Modelling gives all stakeholders the tool to coordinate and collaborate through one model. Collaboration improves the ability to illustrate design intent to the client. It succinctly identifies and resolves design conflicts, offering savings in design time and potential costs. Throughout the schematic design and design development phases, BIM is used to design and develop a 3D model. The entire project team, including the client, can review the model in real time at any stage.

Construction documents can be generated in BIM, using the 3D model as the guiding framework. Clash detection software analyses the model in real time to ensure all disciplines are coordinated; the end result is a deeper understanding of the facility’s design and a clear of the vision for the project.
